Light to heavy rehabRoof, HVAC, kitchens, baths and flooring are fine. No major foundation failure unless priced for it. Vacant preferred; occupied is fine if delivered vacant.

20% cash-on-cash minimumBackup exit on every deal: a rental or co-living plan, where the house qualifies.
